Buying a home may be the biggest investment you'll ever make. The Atlanta metro area has many people that call themselves home inspectors that have very little if any training or experience. Many inspectors have only a piece of paper from some organization that says that they are "Certified". This so called certification can be had by simply passing an online test that almost anyone can pass and by paying a fee. 

Having your home professionally inspected by me as early as possible in the buying process can save you thousands of dollars on items which you may be able to have the seller or builder correct.

I am totally dedicated to providing you with valuable information about your new home. I will thoroughly inspect all components of the property to expose unknown defects. I will give you the information you need to make an informed decision. My easy to read computer generated report will usually be delivered to you on the day of inspection.

When choosing an inspector, don't let price alone be your deciding factor. The old saying is still true, "You get what you pay for." Make sure your inspector is qualified and has several years of experience in the home inspection field.

10 Questions to ask your home inspector

1: Are you a member of any professional organizations? ASHI & GAHI have very high standards and requirements.
2: What CODE certifications do you have? ICC (International Code Council) is the only code certification recognized in Georgia.
3: Where did you receive your home inspection certifications? Some organizations give so called certifications that are meaningless.
4: How much continuing education do you participate in each year? ASHI requires 20 hours and  GAHI requires 25 hours.
5: How long have you been performing home inspections? The answer should be several years at least. Experience counts. 
6: How long should my inspection take? Usually 2-4 hours depending on the house. Larger houses will take longer.  
7: Do I need to be present at the home inspection? Yes, if you can.
8: What type of report do you provide? A computer generated narrative report is best. Don't accept a checklist report.
9: Can I call you if I have additional questions after the inspection is completed? The answer should be absolutely yes.
10: How much will my inspection cost? A good inspector will charge $300 and up depending on the house. You get what you pay for.
