A home inspection is an excellent tool for you, the home buyer, to help determine not only the condition of the home, but to also help foresee any immediate unnecessary additional cost that may go unnoticed without the help of a home inspection. Home inspections are not a prediction of future performance, but can pinpoint existing problem areas.

Q: How do I choose a Home Inspector?
1. Are you a full time home inspector? If not, look elsewhere. 2. How long have you been a full time inspector? Look for an inspector with at least 5 years of experience. 3. How many inspections have you performed and how many in the past 12 months? Look for someone with at least 500 inspections and about 200 in the past 12 months. Most good full time inspectors perform 200 or more inspections per year. 4. Are you CABO/ICC (Building Code) certified? Yes is the only acceptable answer. 5. Are you ASHI Certified or GAHI Certified? Most good inspectors will have at least one of these certifications. 6. How long will the inspection take? A thorough inspection should take 2-4 hours of actual inspection time on most houses depending on the size and condition of the house. 7. What type of report do you provide? Is it just a checklist report or a detailed narrative report? A full narrative report is best. 8. Do you provide computer generated reports the same day as the inspection? This is best if at all possible. 9. Can I be present at the inspection? It is best if you attend the inspection if possible. If you can not attend, try to come at the end of the inspection so the inspector can show you first hand the defects he has found. The inspector also should be able to answer any questions or address concerns you might have. 10. How much will the inspection cost? Beware of the low cost inspection. You get what you pay for. Expect to $300 or more depending on the size of the house. You must feel that the inspector is qualified, experienced and attentive of your needs. |
